    If the acceptances are going to be LINKED ----warn people the FIELDS may be as small as they are for SATURDAY 14th June.-----or someone might have a PANIC ATTACK----are these accepts for PERTH or BIRDSVILLE.-----Looks like small fields from bush meeting. :? :? :? :?

    Good to see common sense has prevailed and they have pushed the 2yo race back to race 4 at least anyway.
    Races 1,2,3 with 5,7&9 starters are a bit shy, but thereafter are all double figure sizes. That's ok.

    I can understand some owners or trainers don't accept because BELMONT may be getting used a lot----track has seen a lot of rain.----There is to be a racecourse built at LARKHILL----where there is a new sports complex----where people can watch sports in between HORSE RACING---when RACECOURSE is up and running.---Build it-----make it an all weather course and Belmont can get a rest.----BRING IT ON. 8) 8) 8) 8) 8) .

    You'd think that's a long way off, if 8mm or so of rain had it closed for trials on Monday !!!

    My point exactly---trial track needs a facelift------In our LOCAL NEWSPAPERS in Rockingham area we have been hearing a Racecourse and new trial track is to be built---called STAGE THREE or something-----Sports Complex has just been opened. Surely after YEARS of talking something must be started on Racing Industry improvements.-------BRING IT ON. I will leave it for others to comment on ----if they wish to. Bring it on. :shock: :shock: :shock: :shock:

    Maybe they might.----Though I can't see them doing so.----When they spent a lot of money, upgrading the PINJARRA course you would surely think thay would give the idea a thought.----When they get around to Lark Hill they may raise the height. Patching up tracks could be put aside until a second track in Perth is done. Railway to Rocky is now there.---Kwinana freeway is available.-----If Lark Hill is to be a Racecourse---when is some work going to start on it.????????????????????????????????????????

    All the promises on the Belmont development have amounted to nothing, and that is just in the last few years. Perth Racing hired an ex Army Officer to oversee the project and liase between them and government agencies, but even that failed to get off the ground.

    To proceed with a development of a racing facility at Lark Hill, and not to upgrade Belmont seems to me to be wrong priority. Belmont wouldnt take that much to seriously uplift it as a facility. A totally new from the ground up complex at Lark Hill would be a massive project, if they were going to do it right. It would be many years to completition.

    And no one would go to it (except lordwater ;)).
    Would be as big a white elephant as the previously proposed "Cockburn Football Stadium".

    It would used when other tracks are (Out of action ).----Belmont should have been a PRIORITY years ago.---- Jandakot, Kwinana, Baldivis, Rockingham are going ahead in leaps and bounds.---Plenty of folk around to go to races. PLUS is Sports Complex (up and running ) Golf course in pipeline. Get Pithed and go to MOTORPLEX at night. 4.5 kilometres of walking through bush tracks. ( great for horse exercising ) might need headlights on horse (ssssshhhhhhhhh ). :lol: :lol: :lol: :lol:

    Tete have no doubt it is a GOER (racecourse) the question for some years is ----WHEN WILL A START BE MADE. Something like 25 million has been spent on first stage (Four different Sports codes ).-----THAT WAS ( STAGE ONE of three stages.

    TIVERS.-------- I stand to be corrected but I think a EQUESTRIAN EVENTS complex --will be built near the Racecourse planned at LARK HILL.-----Now would you not think the Equestrian People would use parts of the Racecourse (with permission of course ) and think of stables etc that would be available as well.??????????????

    Well if they built a super complex down at Lark Hill the pressure would be immense to sell Belmont for hundreds of millions ............... it would assure the future of Racing in WA but the costs would be high for all those not south of the river

    By the way, I sell Real Estate. Anyone wanting to capitolise on this speculation would be well advised to buy everything you can down south !!!! Looks like a gold rush is a coming !!!! LOL

    Been trying to buy something there for years, gave up about 2/3 years ago !
    Now looking south of Bunbury. Albany also looking good ;)

    The Belmont redevelopmnet has been delayed because the Swan River Trust and the EPA have insisted that the original proposal go to a full assessmant which would take at least 3 years.
    Perth Racing are now developing a new plan which will see the racecourse staying on the present layout with a total refurbishment of the present grandstand.
    The assocaited residential developments will be reduced in scale
    I think this will mean that the time Belmont will be out of action will be reduced thus I cannot see any need for a new course at Lark Hill

    My partner in my racehorses is the biggest agent in Albany, whenever you may need assistance he will be a good contact. However he refers most properties to me due to my extensive database of industry participants across all states, so either way just drop me a line when your in the "go zone" and I will find you the perfect property

    No worries, but I plan to buy in the Albany area in the next few years and just hand them over to the trainer when the racing campaign is due to commence. Would love to have pretraining facilities and hand over horses ready to run. But more likely I will just have a few paddocks with broodmares and outsource as I do now. Less costs than now though, its bloody crippling when you have no land at all and have to simply pay for all associated costs, even agistment

    The maths still work out better that way than the interest bill on decent land anywhere from here within a 150km radius though.

    Yep TIVER understand that. I know family who have more than 40 acres vacant land close to LARK HILL. Bought it many years back. I tried to get them to sell grandson 10 acres couple of years back.-----They said they would have to subdivide----so answer was no.------ TETE DE LA COURSE might try to buy the lot off them----but he better have DONALD TRUMP in tow.----FREEWAY and TRAIN make prices huge now. :lol: :lol: :lol: :lol: :lol:

    Be happy to advise, or assist in selling it for them if they are thinking about it ??? My details are advertised in Racing Ahead, both versions this month .........
